These 3 things help us market our listings in a unique and fun way that gets them noticed and sold quickly.
Staging
We love having the opportunity to stage homes when needed and believe that staging can make a difference. Having a professional staging company come in to add quality pieces of furniture to the home can help potential buyers imagine what they can do with a space. It is especially important to appropriately stage for areas that may at first seem small or possibly have an awkward positioning or unclear room definition. According to the Real Estate Staging Association, homes that are staged before going on the market sell 73% faster, on average, than their non-staged counterparts.
Our favorite stager is REI Staging. Founded in 2014 by Arizona natives, REI Staging is a complete home staging company for real estate agents, new home builders, and investors. They have decades of experience in sales, marketing, real estate, and interior design and are the premier staging company of the Phoenix area.
Photography
Another important aspect of marketing a home is the photography. Not only will these photos be added to the MLS agent website, but they are also featured on public websites such as Zillow, Redfin, and Realtor.com. This will be the first impression that potential buyers will get of the home for sale, so it is of utmost importance that the home looks its best. It is important that the lighting and angles are appropriate and steady, so using a professional photographer that has experience and knowledge in these areas is crucial. It is amazing what a difference in professional vs. amateur photography will do for a listing’s photos.
Len Catalanotto Photography is the photographer that we use in each one of our listings. He only use pro gear equipment such as two Canon 5D Mark 3 cameras, an assortment of the best Canon lenses (L series glass) and a few speed lights for off camera flash arrangements, to ensure that each photo is taken at the highest possible quality. Mr. Catalanotto’s photographs have also been featured on Fox 10 Arizona, abc15, 12 News, and news publications such as the Arizona Republic.
Videography
Finally, a service that puts Wood Real Estate Team above other competitors, is that we use professional videography services for some properties as well. Having a video of a property is a unique feature that allows a potential buyer to feel like they are doing a walk-through of a property, without leaving the comfort of their home or office. Videos also give our real estate agents an opportunity to introduce themselves and get their brand out there while giving details about the home that prospective buyers might have missed by only looking at the photos.
In the past, Wood Real Estate Team has worked with Eastmark resident, Brian Bautista. Brian is an aspiring photographer, a filmmaker, content creator, and social media collaborator. He works on various styles of photography such as family portraits and weddings but also focuses on corporate and special events, and real estate. He even does drone aerial shots of properties and packages them in a nice, professional video highlighting the best features of the home.
